Investing on Shelters is meant to be as intuitive as possible. All you have to do is open an account, validate your identity and that's it, you can invest in rental property with Shelters!
What is Shelters?
Shelters is a young Lyon-based start-up whose idea was born in 2021 and which wishes to make investment in rental property accessible to all pockets.
What are the conditions to invest?
In order to be able to invest on our platform you must respect two criteria. The first, in order to respect our legal requirements, you must validate a complete identity verification process. The second is to have a minimum of 10€ to buy your first fractions. Nothing more.
What are the risks?
Like all investments, this one carries a certain degree of risk. In the case of investment in real estate fractions, you are subject to the variation of the real estate price in the country/region in which the property is located. Our goal is to be as transparent as possible regarding this information.
Who can invest in Shelters?
Shelters aims to make investment in France, and soon in the whole European market, our goal is to make rental real estate accessible to the greatest number of people. In order to access the sale of new fractions, users are required to go through an identity verification process (KYC - Know Your Customers) with our partner.
How to resell your real estate fractions?
Once you have acquired your real estate fractions on your digital wallet, you can decide at any time to exchange them peer-to-peer or on NFT marketplaces in the MultiversX ecosystem. Please note: Shelters cannot guarantee the authenticity of fractions, nor the security of exchanges on other platforms in the MultiversX ecosystem.
What are the minimum and maximum investment amounts allowed?
The minimum amount to invest in a Shelters fraction is 10€ and maximum 10 000€
How does investing in Shelters contribute to the energy transition?
Some of the properties acquired by Shelters require renovation. Shelters humbly aims to contribute to the improvement of insulation in the French real estate market. By striving to achieve the best energy performance rating for each of its renovations, they hope to reduce the number of energy-wasting properties.

Shelters allows itself to acquire all types of property in France, such as investment properties, houses, apartments or garages.
How are the properties selected?
Shelters, in collaboration with its real estate partners, rigorously selects its properties according to strict specifications. The objective is to favour properties with a significant potential for appreciation over the long term, an attractive rental yield and a maximum level of risk control.
Can I put my property up for sale on the Shelters platform?
No, as a property owner, it is not currently possible to sell your property with Shelters. This feature is not yet available but we are working on it.
Who does the property management?
Shelters takes care of everything! You don't have to manage anything, Shelters takes care of the management of the property whether it is for the technical, administrative, rental or legal part.
How can I get the latest information on the condition of the property I want to invest in?
On the detail page for each property managed by Shelters, you'll find all the information you need about its condition and characteristics.
Do you become a homeowner by buying fractions of real estate on Shelters?
No, fractional Shelters do not give access to a property title. However, they do entitle the holder to rent and profits from any sales generated by the underlying property, in proportion to the quantity held, less certain fees.
How does the revaluation of assets work?
Each year Shelters will commission a third-party source to reassess the value of its assets under management in order to provide the most independent and reliable pricing information possible.
What happens if a tenant does not pay the rent?
Shelters aims to protect all its investors, which is why, in the long term, each property managed by Shelters must be covered by an insurance policy that guarantees unpaid rent. Otherwise, Shelters would be obliged to suspend the distribution of rent. This information is updated in real time on the detail page of each property.
How is the work on the properties funded?
Each month, Shelters takes a commission on the rents that forms a cash reserve for each property to cover the cash flow needs for potential future work.

Tokenization is the creation of a digital representation of the financial rights of the assets acquired by Shelters through a collection of NFTs, also known as « fraction ». This method also allows real estate fractionation, that is, each NFT represents a « part » or fraction of a property under management by Shelters. This makes it possible to invest in rental property from as little as 10€, while allowing the exchange and transfer of rights in complete security and transparency on the blockchain.
What are the advantages of using blockchain?
Blockchain offers numerous advantages for the rental property market. In particular, it enables users to manage their fractions directly via their blockchain portfolio, and facilitates asset transfers by putting potential buyers and sellers in touch with each other in a more secure, transparent and efficient peer-to-peer way.
Why use the MultiversX blockchain?
Issuing our real estate fractions on the MultiversX blockchain has many advantages. It is fast, scalable, transparent and secure. This technology also takes into account the ecological aspect. It is carbon neutral by compensating its low power consumption with ecological actions that reduce its climate footprint.

The user is free to use their credit card as well as crypto-assets as a means of payment to acquire fractions on the Shelters platform. Crypto-assets include the following networks and assets: Bitcoin Network - $BTC, Lightning Network - $BTC, Dash Network - $Dash, MultiversX Network: $eGLD and $UTK, Ethereum Network: $ETH, $USDT and $USDC, Polygon Network - $USDT.
How are the rents distributed?
Rents are distributed at the beginning of each month to all Shelters fraction holders who have validated their identity and linked their MultiversX address on the platform. Distribution is determined by the preferences of users, who can choose to receive either $USDC via the MultiversX blockchain directly to their personal digital wallet, or euros via PayPal.

Shelters earns 10% on the sale of each new fraction. It also takes a 1% royalty on its token collections for the secondary market, as well as a commission on rents, in order to cover rental management and insurance costs, and accumulate cash for future works.
What is the taxation of my investment in Shelters?
As with any traditional rental property investment, the income generated is taxable. Taxation varies according to your country of residence. If in doubt, do not hesitate to contact a professional who can advise you on the taxation of your country.
How is the net profitability of a property calculated?
The net profitability of a property is calculated according to the annualized generated income minus the expenses divided by the acquisition price of the property. It should be noted that this profitability does not take into account the taxation that the user is supposed to pay and which varies according to the country of residence.

No, the platform is currently unable to offer a secondary market due to regulatory constraints.
How can I exchange my fractions?
As a holder of Shelters fractions in your personal digital wallet, you can exchange your fractions with other users on a peer-to-peer basis or via a decentralized NFT marketplace on the MultiversX blockchain. Please note: Shelters cannot guarantee the authenticity of fractions or the security of exchanges outside its platform.
If I sell or buy fractions during the month. Who receives the rental income for the current month?
The payment date is specified when the first transaction is launched. For example, if rental income is distributed on the first day of the month, the user who holds the fractions at that time will receive the returns.
At what price can I resell my fractions?
Shelters does not organize a secondary market; consequently, Shelters cannot impose any price on its fractions on the secondary market. Fraction holders have complete freedom to set the sale price of their fractions.

As an investor on the Shelters platform, by investing on the primary market, you will receive an invoice summarizing your purchases as well as the NFT(s) (fractions) which is the representation on the blockchain of the legal contract between the investor and Shelters.
