Investing on Shelters is meant to be as intuitive as possible. All you have to do is open an account, validate your identity and that's it, you can invest in rental property with Shelters!
What is Shelters?
Shelters is a platform that makes real estate investment accessible from just €10 through the tokenization of properties on the MultiversX blockchain.
What are the conditions to invest?
In order to be able to invest on our platform you must respect two criteria. The first, in order to respect our legal requirements, you must validate a complete identity verification process. The second is to have a minimum of 10€ to buy your first fractions. Nothing more.
What are the risks?
Like all investments, this one carries a certain degree of risk. In the case of investment in real estate fractions, you are subject to the variation of the real estate price in the country/region in which the property is located. Our goal is to be as transparent as possible regarding this information.
Who can invest with Shelters?
Any adult citizen or resident of the European Union can invest on Shelters from just €10, after completing identity verification.
How to resell your real estate fractions?
Once you have acquired your real estate fractions on your digital wallet, you can decide at any time to exchange them peer-to-peer or on marketplaces in the MultiversX ecosystem. Please note: Shelters cannot guarantee the authenticity of fractions, nor the security of exchanges on other platforms in the MultiversX ecosystem.
What are the minimum and maximum investment amounts allowed?
The minimum amount to invest in a Shelters fraction is 10€ and maximum 10 000€
How does investing in Shelters contribute to the energy transition?
Some of the properties acquired by Shelters require renovation. Shelters humbly aims to contribute to the improvement of insulation in the French real estate market. By striving to achieve the best energy performance rating for each of its renovations, they hope to reduce the number of energy-wasting properties.

How are the properties selected?
Shelters, in collaboration with its real estate partners, rigorously selects its properties according to strict specifications.
Can I put my property up for sale on the Shelters platform?
No, as a property owner, it is not currently possible to sell your property with Shelters. This feature is not yet available.
Who does the property management?
Shelters takes care of everything! You don't have to manage anything, Shelters takes care of the management of the property whether it is for the technical, administrative, rental or legal part.
How can I get the latest information on the condition of the property I want to invest in?
On the detail page for each property managed by Shelters, you'll find all the information you need about its condition and characteristics.
Do you become a homeowner by buying fractions of real estate on Shelters?
No, Shelters fractions do not grant ownership rights. However, they entitle holders to receive monthly returns in accordance with the terms of each operation.
How does the revaluation of assets work?
Depending on the type and terms of each operation, Shelters may, when necessary, engage an independent third party to assess the value of its assets.
What happens if a tenant does not pay the rent?
Depending on the terms of each operation, Shelters may subscribe to rent default insurance to ensure the payment of returns to its users. Otherwise, Shelters may be required to temporarily suspend rent distributions. This information is updated in real time on each property’s detail page.
How is the work on the properties funded?
If a property requires renovations at the time of purchase, these are financed during the fundraising phase on the platform. If the property is intended to be held for several years, Shelters deducts a small monthly commission from the rental income to create a dedicated reserve for each property, allowing funds to be available for potential future maintenance or renovation work.

The user is free to use their credit card, wire transfer as well as crypto-assets as a means of payment to acquire fractions on the Shelters platform. Crypto-assets include the following networks and assets: Bitcoin Network - $BTC, Lightning Network - $BTC, Dash Network - $Dash, MultiversX Network: $eGLD and $UTK, Ethereum Network: $ETH, $USDT and $USDC, Polygon Network - $USDT.
How are the rents distributed?
Rental income is distributed, according to the terms of each project, to all Shelters fraction holders who have completed identity verification and linked their MultiversX address to the platform. The distribution is made to the user’s balance, which they can choose to keep in stablecoins on the MultiversX blockchain, directly in their personal digital wallet. They are then free to convert these stablecoins into euros in their bank account at any time

Shelters earns revenue from the sale of each new fraction. It also collects small fees through royalties on its token collections in the secondary market, as well as a commission on rental income to cover property management and insurance costs, while building a reserve for future maintenance or renovation work.
What is the taxation of my investment in Shelters?
As with any traditional rental property investment, the income generated is taxable. Taxation varies according to your country of residence. If in doubt, do not hesitate to contact a professional who can advise you on the taxation of your country.
How is the net profitability of a property calculated?
The net yield of a property is an estimate calculated based on the annualized income generated, minus expenses and the property’s purchase price, all divided by its acquisition cost. It should be noted that this yield does not take into account any taxes the investor may be required to pay, which vary depending on their country of residence.

How can I exchange my fractions?
As a holder of Shelters fractions in your personal digital wallet, you can exchange your fractions with other users on a peer-to-peer basis or via a decentralized marketplace on the MultiversX blockchain. Please note: Shelters cannot guarantee the authenticity of fractions or the security of exchanges outside its platform.
If I sell or buy fractions during the month. Who receives the income for the current month?
The payout date depends on the specific terms of each operation. Only the user holding the fraction at the time of distribution will receive the return. For example, if rental income is distributed on the first day of the month, the user who holds the fractions on that date will receive the corresponding payment.
At what price can I resell my fractions?
Shelters does not organize a secondary market; consequently, Shelters cannot impose any price on its fractions on the secondary market. Fraction holders have complete freedom to set the sale price of their fractions.

As an investor on the Shelters platform, by investing on the primary market, you will receive an invoice summarizing your purchases as well as the SFT(s) (fractions) which is the representation on the blockchain of the legal contract between the investor and Shelters.
